Rookwood is a beautifully furnished, single storey home, which is maintained to a very high standard.




There are two master bedroom suites, both with cable television (75 channels), ensuite bathroom and radio/alarm clock.


The two twin bedded rooms share a third full bathroom which is positioned between them.




Two large, airy living rooms, with high cathedral ceilings add to the feeling of spaciousness.




Of the four bedrooms, two have U.S. queen sized beds and en suite facilities. All bedrooms are carpeted.




Bedroom 1 has a beautiful bathroom with corner bath (garden tub), walk in shower cubicle, separate toilet and very large closet. It also has cable T.V., a remote controlled ceiling fan, a radio/alarm clock and an extension telephone.


Bedroom 2 also has en suite facilities – a bath/shower, wash basin and toilet. There is also a cable T.V. and radio/alarm clock.


Bedroom 3 a twin bedded room with cable TV and a games machine with built in games.


Bedroom 4 also twin bedded and with a selection of toys suitable for our younger guests.





A third full bathroom is positioned between the two twin bedrooms. It has a bath/shower, wash basin and toilet.





There are two living areas, both of which are carpeted and have high cathedral style ceilings, making them large airy rooms.





The lounge


A restful area for sitting and relaxing with a good book, or for listening to music. If you want to plan your holiday itinerary, or keep in touch with family or friends, a PC is available. Fitted with a cable internet connection, to enable you to check out all the parks at speed, or maybe plan your route to the attractions of Florida! If you prefer to bring your own laptop, a wireless network is enabled.





The family room


For your entertainment! A 32” LCD cable T.V (75 channels), a DVD player (plus some films) and board games are all provided. Sliding doors lead out onto the patio/pool deck. The doors are alarmed for the protection of youngsters. This alarm can be switched ON/OFF.





The kitchen is centrally placed between the lounge and family room and is fully fitted with all necessary appliances - cooker, dishwasher, microwave oven, fridge/freezer and waste disposal unit. All cutlery/crockery/glassware is provided. There is also a coffee maker, blender, electric can opener and electric kettle.


A telephone answering machine is fitted to make sure that you do not miss any calls from your nearest and dearest back home!





The private swimming pool can be heated and is screened to keep out insects, but will not stop the sun from shining down onto the pool and extended deck. There is a covered porch area with a newly installed hot tub for you to relax and enjoy the therapeutic massaging jets. Luxurious patio furniture and sun beds with thick padded cushions are provided.





All towels (including pool towels) and bedding are also supplied.





Southern Dunes is a peaceful, quiet, award winning, gated community less than 20 minutes from theme parks. The gates are manned 24 hours a day, 7 days a week for added security. Tennis courts are available free of charge for the use of guests on a first come first served basis. There is also a fishing lake (Lake Joe) within the community.





Immediately outside the security gates is a 24-hour WalMart superstore, which sells everything from groceries to sports equipment. An ATM cash machine is available for your convenience, although there is also a bank located nearby. Other shops within walking distance are – Win Dixie, Walgreens, Blockbuster and other smaller shops.





There are several family restaurants within 5 minutes drive – Manny’s Chophouse, Fish Tails, Sonny’s BBQ, All Star Bar & Grill, as well as take away outlets such as Taco Bell, Pizza Hut and Burger King.

Facilities Description

The games area has a pool table, air hockey table and electronic darts game (the darts have plastic safety points)
There is also a PC with free high-speed cable internet access.
A small digital safe is available FREE of charge for the storage of your valuables.
The screened, heated pool has safety fencing for the protection of children/non swimmers.
To keep you cool, we provide full air conditioning and remote controlled ceiling fans.
To keep you entertained, there are 4 cable televisions (75 channels), a games machine, DVD player (some DVDs are provided), a stereo CD/radio/cassette player and lots of family board games.

A newly installed hot tub with temperature control, adjustable jets, waterfall and coloured lights.

The community has a clubhouse with licensed bar/restaurant, a children's play area, tennis courts, communal pools and a fishing lake.

Price Description

Rates are inclusive of tax and are for the rental of the villa, not per person.

If pool heating is required, the cost is £84 per week.

Hot tub costs £28 per week.

A 20% deposit is required to secure the booking. Full balance payment is due 8 weeks prior to rental period.



There is no charge made for use of crib, high chair, telephone calls, safe, PC with high speed cable connection, BBQ.



A refundable security bond of £200 is payable on all rentals regardless of duration.



The minimum rental period of our home is 5 nights.

Child Facilities

A selection of toys is available for very small children.

The doors leading to the pool area can be alarmed.

There is safety fencing around the pool (this can be removed by an adult if desired).

A cot, high chair, strollers are available free of charge on request.

Being a single storey home, Rookwood is accessible for the disabled.

Pets Policy

There is a strict NO PETS policy.

Smoking Policy

There is a strict NO SMOKING policy inside the house. Guests are welcome to smoke on the pool deck, provided that ashtrays are used

and stubs/butts are carefully disposed of.
